We recently completed a full floor sanding project on a Victorian terraced property in Walthamstow, where the original hardwood floors had accumulated decades of damage and old finishes. About the project

The property presented the typical challenges we encounter with older Walthamstow homes. The floorboards varied considerably in condition, with some areas showing significant cupping where moisture had warped the timber over time. The existing finish was a combination of old wax polish and water-based stain that had worn unevenly, creating a patchy appearance. We needed to remove this systematically without causing further damage to boards that were already delicate in places.

Our approach involved careful assessment before any machinery touched the floor. We checked moisture levels first, because sanding damp timber simply doesn't work and can cause more problems later. Once we confirmed the boards were stable, we worked through the sanding sequence methodically, starting with coarse 40 grit paper to remove the old finish, then progressing through 100 grit and finally 150 grit for a smooth surface ready for sealing. The whole process generated substantial dust despite precautions, so we used enclosed sanding equipment with integrated dust capture and HEPA filtration to keep the property clean.

You'll still notice some airborne particles, particularly in adjoining rooms, but our equipment and working methods keep this minimal compared to older sanding techniques. We seal doorways and ventilate continuously during the project.
