Maida Vale Parquet Floor Sanding And Refinishing

March 2026

We recently completed a comprehensive parquet floor sanding and refinishing project in Maida Vale, restoring a beautiful period property's original hardwood floors to their former glory. The client had inherited the property with heavily worn parquet that showed decades of foot traffic and neglect. Our team undertook a full sanding operation followed by refinishing to bring back the warmth and character of the original flooring.

Work carried out

  • Initial inspection and floor assessment
  • Dust containment system installation
  • Multiple grit sanding passes, 36 to 120 grit progression
  • Gap filling and repair work on damaged blocks
  • Edge sanding of all perimeter areas
  • Vacuuming and tack cloths to remove all dust
  • Application of water based polyurethane finish, two coats
  • Final inspection and site clearance

About the project

The Maida Vale property was built in the 1890s and featured original parquet blocks laid in a herringbone pattern throughout the main reception rooms. The flooring had accumulated significant surface damage from years of wear without proper maintenance. Deep scratches, dull patches, and areas of ingrained dirt meant the floor needed aggressive sanding to reach clean wood underneath. We began by assessing the depth of damage and establishing which grit sequence would be most effective without removing excessive material. The parquet blocks themselves were in sound condition structurally, which meant we could achieve excellent results through sanding alone.

Our approach involved setting up a comprehensive dust management system before we touched the floor. Maida Vale properties are often occupied or near occupied homes, so minimising dust migration became crucial. We sealed doorways, installed HEPA filters, and used industrial extraction units connected to each sanding machine. The actual sanding process took five days, moving through progressively finer grits to create a smooth, even surface. Once sanding was complete, we spent considerable time on gap filling, using matching timber dust and resin to close the gaps between blocks that had opened over time. The final stage involved two coats of water based polyurethane, which provided durability whilst maintaining the natural appearance of the wood.

About our Maida Vale parquet floor sanding and refinishing service

Maida Vale attracts significant numbers of Victorian and Edwardian properties, many of which contain original parquet flooring. These areas were built during periods when quality hardwood flooring was standard in family homes, and many of these floors have survived intact beneath carpets or under layers of poor quality finishes. We work regularly across the conservation areas and listed properties in Maida Vale, where we must balance restoration with sensitivity to period details. Newer developments in the area sometimes feature engineered hardwood or contemporary solid wood installations, which present different challenges but respond well to our sanding approach.

The properties we encounter here range from grand Victorian mansions with expansive parquet halls to elegant Edwardian terraces with smaller reception rooms. We've sanded countless herringbone and chevron patterns, along with simpler block patterns that were common in bedrooms and secondary spaces. Water ingress and rising damp can be issues in older Maida Vale properties, so we always investigate moisture levels before beginning work. Modern dust free systems mean we can operate with minimal disruption in occupied homes, which is essential in these tightly-packed residential streets where neighbours are in close proximity.

Frequently asked questions

How much does parquet floor sanding cost?

Sanding costs typically fall between £25 and £45 per square metre, depending on the floor condition, parquet pattern complexity, and whether repairs are needed. A heavily damaged floor in a herringbone pattern will cost more than a straightforward block pattern in reasonable condition. We provide detailed quotes after a site inspection.

How long does sanding take?

Most residential projects take between three and seven days, depending on floor size and complexity. A typical Maida Vale reception room of 30 to 40 square metres usually takes three to four days. This includes sanding, any repairs, finishing preparation, and application of final coats.

Is your sanding process dust-free?

We use dust containment systems that capture dust at source. Our equipment includes HEPA filtration and we seal work areas to prevent dust spreading through your home. Whilst sanding inevitably produces dust, our systems keep it to a minimum and prevent the fine particles that characterise older methods.
