We recently completed a full sanding project on a Victorian property in Barnet, restoring original oak floorboards that had been hidden beneath carpet for over thirty years. About the project

The client had recently removed old fitted carpet and discovered the original wooden floors beneath. While the bones of the floor were sound, the surface had suffered considerable damage from water stains, sun bleaching, and general wear. Several boards showed nail pops and minor cupping, which needed addressing before sanding commenced. We spent time assessing the depth of damage and identifying which boards could be saved and which required replacement to maintain structural integrity and appearance.

Our approach began with a careful survey using moisture meters and a visual inspection to understand what we were dealing with. We removed the existing skirting boards to ensure we could sand right to the edges without leaving an unfinished border. The sanding itself took four working days, using progressively finer grit papers from 40 grit through to 120 grit. We used a dust extraction system connected to our machinery throughout, which kept the property significantly cleaner than traditional open sanding methods. After the final grit, we hand scraped tight corners and edges before applying the polyurethane finish in thin, even coats.
