Fitting Parquet Flooring in N12

We recently completed parquet flooring installation across a period property in N12, replacing worn original boards with new engineered parquet that matches the character of the home. The client wanted authentic appearance without the movement issues that plague solid wood in older properties with inconsistent heating and moisture levels. We fitted approximately 45 square metres across the ground floor, working around existing furniture and managing the property's tight access points.

About the project

The property dated from the 1930s and had suffered from previous amateur repairs. The original solid parquet had lifted significantly in places, particularly near the bay window where moisture ingress from window condensation had caused swelling. We needed to establish whether the underlying joists could bear the new floor or if additional support was required. Once removed, we found several joists showing soft spots from previous damp. We treated these with appropriate timber hardener and sistered two joists where structural compromise was evident, though this wasn't originally anticipated.

Our approach was to lay engineered parquet rather than solid wood. These boards have a real timber veneer but sit on a plywood base, which resists cupping and cupping far more effectively than solid timber in period properties with variable humidity. We laid the herringbone pattern running into the adjoining lounge, creating visual continuity across the two spaces. The work took six days from stripping to final sealing, with an additional two days for dust extraction and sanding. We used water based polyurethane to reduce odour given the client's circumstances.
